Rules change monitor

A short term rental rule change can end a business with one council vote, and the first public sign is almost always an edit to the jurisdiction's own program page. We snapshot the official Short Term Rental pages for the jurisdictions we cover, hash the text, and compare on a regular check. When a page changes, subscribers hear about it before they read about it.

Status, stated plainly: baselines were established on November 1, 2026 for seven of the eight pages below. No change has been detected yet, because there is no earlier baseline to compare against. Alerts begin with the first detected change. One page, Breckenridge, refuses automated reads from its website, so it is reviewed by hand alongside the monthly cap tracker update rather than by the automated check.

How it works

1. Snapshot

Our checker fetches each official page, strips it to its text, and stores the snapshot and a fingerprint in our records.

2. Compare

On every check, a page whose fingerprint moved is a page the jurisdiction edited. That is the earliest signal a rule, cap, or process changed.

3. Alert

Subscribers in the affected area get an alert naming the jurisdiction and what to verify, with a link to the changed page. We flag the change; the jurisdiction's text is the authority.

Honest limit: a page edit is a signal, not a legal summary. Some edits are trivial (a phone number, a deadline). The alert tells you where to look, and our monthly review sorts substance from noise in the cap tracker.
